Surveys have been performed on some of the land we sell. Even though we may
have located the surveyor's markers, we strongly recommend you have your own
survey performed before you build on or improve your land.
Almost all the properties we sell are zoned for residential use. Some of the
properties we sell are zoned for agricultural use, but may be re-zoned with
a few easy, inexpensive steps. We don't guarantee the zoning of any of the land
parcels. If you have questions about the zoning of a particular property, please
contact us, and we will be more than happy to give you further information about
the property you're interested in.
Like any other land sale/purchase, we don't guarantee the suitability of any
property. In other words, you should determine for yourself how well a given
property will meet your specific needs. All the information on this web site
is deemed reliable, but is not guaranteed, and should be independently verified.

If you purchase directly from us, there are no closing costs. Our goal is to
make property ownership affordable, and one of the ways we make this possible
for you is by not charging you any closing costs. We pay all the fees for transferring
the property (transfer tax, recording fees, etc.).
If you purchase from us, but don't purchase directly from us (if
you purchase from us using another web site that offers our properties,
for instance, or you purchase from us using an online auction) we
require payment of a small non-refundable processing fee. If you
select the option of paying your monthly installments directly from
your checking account, we will waive the $9 monthly processing fee.
REFUND POLICY:
1. Non-Foreclosure Properties:
We have a non-refundable documentation fee with each property we
sell. If you decide within 30 days of purchase that you do not want
the property for any reason, we will give you a refund of the down
payment, however the documentation fee is not refundable.
After 30 days, there are no refunds on the property. We will be happy to send you a
release of interest so you are under no more obligation for the property.
2. Foreclosure Properties:
All sales are final. There are no refunds on properties listed as foreclosures. We will
be happy to send you a release of interest so you are under no more obligation for the property.
All real estate advertising is subject to the US Federal Fair Housing Act of
1968, as amended, which makes it illegal to advertise "any preference,
limitation or discrimination based on race, color, religion, sex, handicap,
family status or national origin or an intention to make any such preference,
limitation or discrimination." Local and foreign laws add prohibitions
against discrimination based on age, parental status, sexual orientation, political
ideology, financial status, and perhaps for other reasons. Please check with
your local government agency for more information. Our clients are hereby informed
that all dwellings, under the jurisdiction of U.S. Federal Regulations, advertised
in this service, are available on an equal opportunity basis.
